Assembled as a fluid arrangement of containers staggered around a tubular core, the building is composed of five towers that house a variety of programs. The ground level is transformed into a public plaza, with retail and dining programs arranged to tie in with the existing transit link and the proposed baseball stadium in the immediate vicinity of the site.
The volumes of the towers are composed of overlapping spirals so that an array of indoor and outdoor spaces is created. In the residential towers, the outdoor spaces serve as living rooms and urban farming patches, while the external spaces in the retail towers serve as outdoor dining areas and public spaces that are linked via a staircase or 'skyline promenade' that concludes in a 'floating plaza' that links and separates the five towers. The 'floating plaza' multiplies the area dedicated to the public realm and allows for a gentle synthesis of the different programs facilitated in the scheme. Intended to serve as a trigger for urban growth in this formerly industrial area, the scheme combines housing and an assortment of urban attributes in a single open gesture.
