The City of Newark is in a transitional phase, focusing on the future while struggling to hold on to its past. The design for the new Westinghouse is simple and practical, with the lower levels paying homage to the high rises of Newark’s past. The upper floors take a step into the future by recycling and reinventing our past.

This mixed use concept is designed to meet the needs of an evolving city. First and foremost are the needs of the citizens of Newark. The proximity to mass transportation and highways is perfect for the working commuter. Time will not be lost on commuting and parking. The building provides storage for tenant vehicles as well as personal storage space at the parking garage level. A few of the amenities provided to the tenants are: a walking path; numerous gardens; a dog walk; and city/park views from each unit.

The lower levels of the building are predominantly retail and office space. The storefronts along Lackawanna Avenue will generate weekday business from commuters entering the train station. A newsstand or coffee shop would be ideal. From the traffic on Broad Street, drivers can easily view the University Avenue storefronts. A local gym or library branch would be a good fit. The storefronts on Orange Street and Martin Luther King Boulevard may be suitable for local business or executive suites. During times of low occupancy, these retail/office spaces can be leased to apartment tenants for office or studio spaces approximately 100 s.f. each.
